When Replacement Is the Right Answer

We'll Always Tell You When You Actually Need a New Roof.

The most important thing to understand about roof replacement is this: a responsible contractor leads with an honest assessment, not a sales pitch. At MVP Roof Pros, we evaluate every roof on its actual condition — not on what generates the largest invoice. If repair or rejuvenation is a more appropriate solution, we will say so directly and explain why.

That said, there are clear thresholds at which full replacement becomes the most responsible and cost-effective path forward. Michigan’s climate is particularly unforgiving — years of freeze-thaw cycling, ice dam pressure, hail seasons, and summer UV exposure accelerate shingle deterioration in ways that aren’t always visible from the ground. When the deck is compromised, when granule loss has crossed a critical threshold, or when storm damage has exceeded what repair can reliably address, replacement gives you a clean slate and a full warranty reset.

Our inspections are thorough, documented with photographs, and delivered with straight explanations you can actually understand. You’ll know exactly what we found, exactly what it means, and exactly what your options are before anyone asks you to sign anything.

"We didn't buy your roof. But we treat it like we did. Every replacement we install is the one we'd want on our own family's home."

📋 Signs You May Need Replacement

Shingles past their manufacturer lifespan, widespread granule loss, visible deck sagging or rot, multiple layers of existing roofing, recurring leak locations that repair hasn't resolved, or storm damage severe enough to exceed your policy deductible comfortably.

🔍 What Our Inspection Covers

Shingle condition and age assessment, flashing integrity, ridge cap and starter course evaluation, soffit and fascia inspection, ventilation review, gutter condition, and photographic documentation of all findings — delivered same day.

📐 Written Estimate Before Any Work Begins

Every MVP proposal includes materials, labor, disposal, and warranty terms in plain language. No line items that appear on your final invoice that weren't on your estimate. No surprises.

🔄 Before You Replace — Have You Considered Rejuvenation?

If your shingles are 5–20 years old and structurally sound, Roof Rejuvenation may extend their life by 5–15 years at 70–85% less than replacement cost. We'll tell you honestly if your roof is a candidate.

Michigan Weather & Your Roof

Michigan Doesn't Ease Up on Roofs. Neither Do We.

Michigan roofs endure more climate variability than almost any region in the country. Understanding what’s actually happening to your shingles — and catching it before it becomes a structural problem — is where MVP’s local expertise makes a real difference.

Ice Dams & Freeze-Thaw Cycling

Michigan winters are particularly hard on shingles because the repeated cycle of freezing and thawing stresses the asphalt matrix from underneath. Ice dams form when heat escaping from your attic melts snow near the ridge, which then refreezes at the cold eaves and forces water backward under your shingles. MVP's replacement systems include proper drip edge, ice and water shield in all vulnerable zones, and ventilation assessment to reduce ice dam recurrence at the source — not just treat the symptom.

Hail Damage

Hail damage is Michigan's most common insurance roofing claim trigger — and one of the most frequently underestimated by homeowners. A single hail event can fracture the shingle's fiberglass mat, dislodge granules across large areas, and compromise the waterproofing integrity of the entire field — all without producing obvious visible damage from street level. MVP's inspectors are trained to identify impact damage patterns, distinguish hail impact from mechanical damage, and document everything your insurance adjuster will need to process a complete claim.

High Winds & Storm Damage

Michigan experiences high-wind events driven by Great Lakes weather patterns year-round — from spring derecho systems to winter lake-effect storm fronts. Wind damage to shingles often begins at the perimeter and ridge, where uplift forces concentrate. Lifted shingles expose the underlying deck to water infiltration within hours, making prompt inspection and response critical. MVP carries the installation certifications required to install high-wind rated systems that substantially improve resistance to future events.

UV Degradation & Thermal Shock

Michigan's summer sun is more intense than many homeowners appreciate, and the temperature swings between a February night and a July afternoon represent significant thermal stress cycles for roofing materials. UV exposure gradually oxidizes the oils that keep asphalt shingles flexible, leading to brittleness, surface cracking, and accelerated granule loss. Proper material selection — including shingles with enhanced UV-stabilized coatings — and our Roof Rejuvenation treatment for qualifying roofs are both tools MVP uses to combat this type of degradation.

Algae, Moss & Biological Growth

Michigan's humid summers and shaded wooded lots create ideal conditions for algae streaking and moss growth on north-facing and tree-canopied roof sections. Algae is primarily a cosmetic concern but signals moisture retention that accelerates shingle aging. Moss is more serious — its root structure physically lifts shingles, creating gaps and moisture pathways. Several of the product lines MVP installs, including Atlas's Scotchgard-protected shingles and select CertainTeed products, include algae-inhibiting technology as a standard feature.

Heavy Snow Load & Ice Weight

Michigan roofs in the northern Lower Peninsula and Upper Peninsula must withstand substantial snow accumulation loads that can stress both the roofing system and the structural deck beneath it. Proper snow load ratings, appropriate slope and drainage design, and regular maintenance inspections are particularly important in high-snowfall zones. MVP's commercial roofing team is experienced in specifying and installing systems rated for Michigan's upper-zone snow load requirements.

The Tear-Off Process

What Actually Happens Before Your New Roof Goes On.

A roof replacement is more than new shingles on top of old ones. The process underneath the finished surface is where long-term performance is determined — and where less careful contractors cut corners that homeowners won’t notice for years.

1

Site Protection & Material Staging

Before a single shingle is removed, MVP protects your landscaping, HVAC equipment, windows, and any vulnerable exterior features. We stage all new materials on your property in a way that minimizes foot traffic damage and ensures the crew has everything needed to work efficiently without interruption. Ground tarps are deployed to catch falling debris throughout the entire tear-off process.

2

Complete Tear-Off of Existing Roofing

Michigan building code and manufacturer warranty requirements typically mandate a complete tear-off when more than one layer of shingles is present, or when the existing layer shows significant deterioration. MVP always removes down to bare deck — we don't add weight on top of compromised materials or hide existing problems under new shingles. Every layer comes off, every fastener is pulled, and the deck is inspected before anything new is installed.

3

Deck Inspection & Repair

With the old roofing removed, we conduct a methodical deck inspection — probing for soft spots, rot, delamination, and areas of water damage that were concealed by the existing roof. Any compromised decking is replaced before installation begins. This step is not optional and cannot be skipped — a new roof on a damaged deck is a warranty problem waiting to happen.

4

Underlayment, Ice Shield & Drip Edge

In Michigan, the installation of ice and water shield at all eaves, valleys, and penetrations is critical — not optional. We install synthetic underlayment across the full field and ice and water shield in every location the manufacturer specifies and Michigan's climate demands. Drip edge is installed at both eaves and rakes in the correct sequence relative to the underlayment — a detail that matters significantly during heavy rain events.

5

Shingle Installation to Manufacturer Spec

Shingles are installed following the manufacturer's specific nailing pattern, exposure, and alignment requirements for the product being applied. This is where certification matters most — installing outside manufacturer specifications voids the warranty on day one. MVP's certified teams follow the pattern, not a shortcut. Valleys, flashing, ridge caps, and pipe boots are all completed to the standard your warranty requires.

6

Cleanup, Nail Sweep & Final Walkthrough

When installation is complete, we remove all packaging, debris, and removed materials from your property. We then walk the completed project with you, review the installation, answer your questions, and provide all warranty documentation in writing before we consider the job closed.

⚠️ The Problem with "Roof Overs"

Installing new shingles directly over an existing layer — sometimes called a "roof over" — is a practice MVP does not recommend and will not perform when better options exist. Adding weight to an existing shingle layer that may already have compromised areas means any moisture trapped between layers continues to damage the deck undetected. Most manufacturer warranties require a clean deck for full coverage. The short-term cost savings of skipping a tear-off often result in significantly higher costs within 5–7 years.

🏗️ Permits & Code Compliance

Roofing permits are required for full replacements in most Michigan municipalities. MVP handles permitting as part of every full replacement project — not as a surprise add-on. We know local inspection requirements and schedule inspections appropriately so your project is code-compliant and documented for future reference, including home sales.

💨 Ventilation Assessment Included

Improper attic ventilation is one of the leading causes of premature shingle failure in Michigan — and it's also a primary contributing factor to ice dam formation. Every MVP replacement project includes a ventilation assessment and recommendations for corrective measures when needed. A well-ventilated attic extends shingle life, reduces energy costs, and prevents the moisture buildup that rots decking from the inside.
